We get it. Finding the right agent to help you sell your home can be intimidating. That’s because, if you’re like most homeowners, your primary residence is your biggest asset. Finding someone who will protect it during the selling process is crucial. The question is, where do you start?

Before you decide to work with an agent, you’ll have the opportunity to interview them. This is the perfect time to determine whether they’re a good fit—and gain some clarity surrounding the selling process.

Here are some of the questions you should ask an agent before you decide to sell your home with them…

How many homes have you sold in the last year?

Of course, it’s not all about sales figures. There are valid reasons why some agents choose to work with a relatively small number of clients. That said, you’d be surprised how many professionals only sell one or two properties a year. It’s not exactly ideal if you’re looking for someone with plenty of up-to-date experience. Bottom line? Don’t be afraid to ask agents how many homes they’ve successfully sold in the past 12 months.

How long have you been working in my neighbourhoods of interest?

We can’t say it enough. When you’re buying a home, you want neighbourhood expertise on your side. That’s why the agent you work with should know the communities that interest you—inside and out. Someone with years of local experience is more likely to have all the info you need, from price points to school districts to dining hotspots. Together, you can use this knowledge to find the neighbourhood, street, and home that best suits your lifestyle.

Can you tell me about your selling process?

Not too sure what selling your home will look like? The truth is, even a buyer who does their research won’t necessarily understand the process—at least not the way a professional will. From mortgage pre-approval to home preparations to closing, there’s a lot to wrap your head around. You want to ensure you understand the timeline and steps involved. A great agent should be able to walk you through it, and shed some light on their own selling approach at the same time.

How will you help me price my home?

How much should you sell your home for? The answer will depend on many factors, and the consequences of getting it wrong can be serious. If you set your price too high, it could wind up sitting on the market for a long time. On the other hand, underpricing leads to less money in your pocket. Luckily, working with an experienced agent can help you get it right. A comparative market analysis (a document that looks at sold prices for very similar homes) will likely be part of the process.

How should we stay in touch?

Emails, phone calls, texts. Many agents are happy to accept them all, whenever you have questions. That said, it’s never a bad idea to ask the professional you’re thinking of working with what they prefer. The last thing you want is to go with someone who won’t keep you in the loop—or be available when you need them. On the flip side, being perfectly in sync with your agent is a beautiful thing!

Can I see some sample marketing materials?

Let’s be honest: homes don’t sell themselves. Often, beautiful, professional-looking marketing materials are a big part of the process. An engaging listing or eye-catching flyer can translate to phone calls, showings, and (eventually) a profitable sale. That’s why you’ll want to ask any agent you’re considering to see some materials they’ve used in the past. Are they polished-looking? Would they capture your interest if you were a buyer?

What are the costs involved?

You deserve to know where your money is going. Your prospective agent should be transparent about commission, and any additional costs you may incur. For example, will staging be included in their fees? They can also help you understand other upcoming expenses—from legal fees to capital gains tax (if applicable).

Selling your home can feel daunting, but working with the right person can make things easier. When you find an agent who seems to fit the bill, the first step is asking questions that shed light on their approach. Be prepared, make a list, and (above all) trust your gut!
